Rental scammers copy genuine photos, descriptions and tours, then replace the contact details so applicants pay the impostor. The FTC warns they may demand application fees, deposits or identity documents before you discover there is no property available. A realistic address can make the deception stronger because the property may truly exist. Verify who controls it and see the place through a legitimate route before sending money or sensitive records.
Before you start
Save the listing URL and communications. Do not send a passport, Social Security number, pay stubs or a deposit to an unverified person. If the property is far away, ask a trusted local person to inspect it or use a verified professional; a video call alone can be staged from someone else's tour.Do it step by step
- Search the property address and key phrases from the listing. Compare prices, photos, agency names and contact numbers across the owner or management company's official site and established rental platforms.
- Find the property manager's phone number independently, not from the suspect listing. Ask whether the unit is genuinely available and whether the person contacting you is authorized to rent it.
- Arrange a real viewing or a verified procedure through the legitimate manager. Be wary of a story that the owner is abroad, the keys will be sent after payment or you must act before anyone can visit.
- Request the lease or written terms before payment. Check the name of the payee, address, deposit terms, refund rules and maintenance responsibilities. An application form is not proof that the advertiser is legitimate.
- Use a payment route that creates records and possible recourse. Reject demands for gift cards, cryptocurrency, wire transfers or an outside payment app to secure a unit you have not verified.
- If you already shared identity documents or paid, contact the bank or payment provider immediately, preserve evidence, report the listing to the platform and local authorities, and follow identity-protection steps appropriate to the data disclosed.
